Before you apply
Application criteria
Every adult who will live in the home applies, and every application is reviewed against the same written criteria, in compliance with Fair Housing law:
- Verifiable income and employment
- Prior rental history
- Credit review
- Complete, accurate application
If part of your history needs context, include a note. Applications are reviewed by a person, not a scoring machine.

Each adult completes their own application with the verification documents requested.

Maintenance, on the record
Submit requests through the portal rather than a phone call when you can, a written request can’t be forgotten, and you can see its status. For anything urgent, call us as well; the guidance at the top of this page covers true emergencies.

Moving in, moving out
Move-in:you’ll receive keys, portal access, and a move-in condition report. Review the report carefully and note anything we missed within the window it specifies. It protects your deposit.
Move-out:give notice as your lease requires, return the home clean with keys turned in, and we’ll handle the inspection and deposit accounting under North Carolina law. Your lease is the authority on dates and requirements, when in doubt, ask us first.
