The handoff

What the transition looks like

You make one decision. We handle the mechanics.

  1. We review before anything moves

    Your current management agreement, the lease in place, and the property itself. You'll know exactly what your agreement requires (notice periods, termination terms) before you commit to anything.

  2. The handoff is coordinated, not dropped

    Keys, leases, resident contact information, maintenance history, and the security deposit transfer between companies in an orderly way. We work directly with your outgoing manager so you don't referee the exchange.

  3. Your resident hears from us properly

    A clear introduction: who we are, how to pay rent, how to request maintenance. Done right, a good resident barely feels the change, except that things start getting fixed.

  4. The existing lease stands

    A management change doesn't void the lease. Its terms carry forward, and we enforce them as written until renewal, when we can bring the lease onto our standard terms.

Timing

How long it takes

The pace is usually set by your current agreement’s notice period, not by us. Once notice runs, the operational handoff itself is a matter of collecting records and introducing ourselves to your resident. We’ll give you a realistic timeline for your situation after reviewing your agreement, not a number invented to close a sale.

Our fees are the same published structure every owner gets, see pricing. With a resident already in place there’s no leasing work to charge for, so you start on the monthly management fee. Check your current agreement for any early-termination terms on their side; we’ll flag them in our review if you’d like a second set of eyes.
