Protect your investment without managing every detail.
Marketing, screening, rent, maintenance, and reporting: handled by a local, licensed team that treats your property like the asset it is.
Why Ivy & Oak
A rental home deserves more attention than a spreadsheet row
Your rental is likely one of the largest assets you own. We treat it that way, the way a good advisor treats a portfolio, not the way a call center treats a ticket queue.
The principal broker has held a North Carolina license since 2000 and has managed Triangle rentals through every kind of market since 2002. When you call, you reach people who know your property, your street, and your lease, because we are local, owner-operated, and staffed by people who live here.
We manage single-family homes and small residential rentals across the Triangle. That focus is deliberate: houses are not apartment complexes, and the owners who entrust them to us deserve management built around that difference.
Full-service management
What's included
One monthly fee covers the management work, start to finish. Here's what that means in practice.
Marketing and advertising
Tenant solicitation through advertising, signage, and web listings until the home is rented.
Resident qualification
Credit check, prior rental history, employment verification, and full application review.
Lease negotiation and renewal
Lease terms negotiated, executed, and renewed on your behalf.
Rent collection
Collection, receipting, and disbursement, with a clear record of every dollar.
Maintenance coordination
Liaison for all repairs, with authority to purchase supplies and hire labor when work is needed.
Owner reporting
Statements of rents collected and disbursements, plus an annual summary of repairs and income.
Enforcement when needed
Judicial action to recover rent or regain possession, handled under the lease and NC law.
Landlord duties, performed
The obligations you hold as a landlord, carried out properly on your behalf.
Leasing & marketing
Rented properly beats rented fast
An empty month costs you real money, but the wrong resident costs more. We market your home where Triangle renters actually look: web listings, signage, and the advertising that fits the property. Showings, questions, and applications are handled by us, not routed to your phone.
A licensed broker sets the asking rent from current comparables, not a formula. If the market says adjust, we tell you plainly and explain why.
Screening
Nobody gets a key on a hunch
Every adult applicant is verified before a lease is offered: income and employment, prior rental history, and credit. Applications are reviewed against the same written criteria for everyone, in full compliance with Fair Housing law.
That consistency protects you twice, better residents in your home, and a documented, defensible process behind every decision.
Maintenance
Handled, documented, and never a surprise
Residents report issues to us, not to you. We assess what’s real, coordinate the repair, and keep the records. Routine work gets handled so small problems stay small; larger work comes to you for approval before anyone lifts a tool.
Every repair appears in your reporting, so the file on your property is always complete, what was done, when, and what it cost.
Reporting
Your money, accounted for
Rent is collected, receipted, and disbursed with statements that show what came in, what went out, and why. At year end you receive a summary of rents, repairs, and disbursements that makes tax season simpler.
You should never have to call your property manager to find out where your money is. With us, you won’t.
Owner portal
Your property's records, whenever you want them
Statements and documents live in your owner portal, available any time. Prefer a phone call? That works too, the portal is a convenience, not a wall between you and a person.
Free rental analysis
What would your property rent for?
Tell us about the home and a licensed broker will review it personally, the realistic rent, what the market looks like for your street, and what we'd suggest before listing.
No obligation, and no automated guess, a person who knows the Triangle looks at your property and writes back within one business day.
Questions owners ask
Straight answers, before you ever call
It depends on the home, its condition, the asking rent, and the season, anyone who quotes you a fixed number of days before seeing the property is guessing. What we control, we do promptly: professional marketing, showings, and application review start as soon as the home is ready. Your rental analysis will include an honest read on demand for your specific property.
By comparison to what similar homes in your part of the Triangle actually rent for, not what listing sites estimate. A licensed broker reviews your property personally, weighs its condition and features against current comparables, and recommends a price that rents the home without leaving money on the table.
Every adult applicant goes through a credit check, prior rental history verification, employment and income verification, and a full application review before anyone gets a key. All applications are evaluated under the same written criteria, in compliance with Fair Housing law.
We serve as the maintenance liaison for your property, with authority to coordinate repairs, purchase supplies, and hire labor on your behalf. Routine items are handled so residents aren't waiting and you aren't fielding calls. For larger work, you approve the expense before it happens, and every repair shows up in your reporting.
Rent is collected from the resident, receipted, and disbursed to you, with a record of what came in, what went out, and why. Your management fee is deducted from collected rent, if the rent doesn't come in, we're working on the same problem you are.
