It depends on the home, its condition, the asking rent, and the season, anyone who quotes you a fixed number of days before seeing the property is guessing. What we control, we do promptly: professional marketing, showings, and application review start as soon as the home is ready. A licensed broker reviews your property personally, weighs its condition and features against current comparables, and recommends a price that rents the home without leaving money on the table.
Every adult applicant goes through a credit check, prior rental history verification, employment and income verification, and a full application review before anyone gets a key. All applications are evaluated under the same written criteria, in compliance with Fair Housing law.
We serve as the maintenance liaison for your property, with authority to coordinate repairs, purchase supplies, and hire labor on your behalf. Routine items are handled so residents aren't waiting and you aren't fielding calls. For larger work, you approve the expense before it happens, and every repair shows up in your reporting.
Rent is collected from the resident, receipted, and disbursed to you, with a record of what came in, what went out, and why. Your management fee is deducted from collected rent, if the rent doesn't come in, we're working on the same problem you are.
Statements showing rents collected, disbursements, and any repairs, plus an annual summary of the year's repairs, rent collected, and disbursements for your tax preparer. You should never have to call us to find out where your money is.
We follow the lease and North Carolina law: notices go out promptly, we pursue the rent owed, and when necessary we handle judicial action to recover rent or regain possession of your property on your behalf. You aren't left to navigate an eviction alone.
Usually, yes. We review the existing lease and security-deposit arrangements, coordinate the handoff with you or your current manager, and introduce ourselves to the resident so the transition is orderly for everyone.
