once, up front
Leasing fee
The work before a resident ever moves in: marketing and advertising the home, signage, web listings, showings, application review and screening, and lease negotiation.
10%
of collected rent, monthly
Management fee
Ongoing management: rent collection and disbursement, maintenance coordination, resident communication, statements, renewals, and performance of your landlord duties. Deducted from rent actually collected, not billed when the home sits empty.

Quarterly pest treatment
Preventive quarterly treatment when the property calls for it. Skipped when it doesn't, this is a pass-through service, not a profit line.
That’s the structure. No markup buried in maintenance invoices, no “technology fees,” no charge for talking to us.
The other side of the ledger
What stays your responsibility
A fair arrangement is clear in both directions. As the owner, you carry:
- Repair costs.You advance estimated repair costs and remain responsible for repairs beyond that advance. It’s your property, and its upkeep is your investment in it. We coordinate the work and document every dollar.
- Liability insurance. You carry general public liability coverage of at least $300,000on the property. Your insurance agent can add this in minutes if it isn’t in place.
